Agents post to their MLS , if data is incorrect it is typically because the website has not updated its data from the local MLS directly- the MLS updates every 15 minutes but, most sites can take days to update and some keep old data - Agents have no way of knowing that data in incorrect on third party sites. You can ask your agent to have that data removed or you can call and remove it yourself. But, in my opinion its still good to have it our there if its for sale !!! ... more

For the income approach, you can check rental rates by consulting craigslist.

A realtor can't really give you a fully "legal" opinion on this issue for a variety of reasons related to real estate laws and professional liability.

Since you have completed some repairs, I would recommend you hire an appraiser. An appraisal can determine whether your value increased because of the repairs and what you else you might need to do to bring it higher. It would also benefit you when selling your home.

4. remember that you will probably lose money on debt versus rental income

5. sell your house for 10-15% less than market right now - you should be able to break even
