Agents post to their MLS , if data is incorrect it is typically because the website has not updated its data from the local MLS directly- the MLS updates every 15 minutes but, most sites can take days to update and some keep old data - Agents have no way of knowing that data in incorrect on third party sites. You can ask your agent to have that data removed or you can call and remove it yourself. But, in my opinion its still good to have it our there if its for sale !!! ... more

Appraisal By Michael answered:
Jim,
Along with a Realtor, I highly recommend you hire an appraiser to do a pre-listing appraisal. It can help both you and your realtor list the price for the proper value and get it sold quicker. If you have questions about the service, you can call me at (404) 955-9997. I've been appraising homes for over 13+ years and I'm very familiar with Atlanta and the surrounding areas.

You may have to do a combination of pricing approaches to get a comprehensive look. For a modified market value approach, look at historical data to compare the price of single-family vs. duplex and/or triplex for similar square footage.

For the income approach, you can check rental rates by consulting craigslist.

I work in NW ATL GA area. No offense to anyone, but I see a lot of open ended promises from other agents who don't even know what the seller has to sell or what he/she wants to accomplish.

I suggest to you Atlantajer that you choose your agent carefully and work with someone that understand your ultimate goals. Send me a message of what you are looking to accomplish and I'll let you know if I can help.

Hello Ambanks2006,

How are you? I am Ericka Kay a Real Estate Specialist in Georgia.

Do you have a cleaning company? What side of town do you service? What I can suggest is you contact the banks who own the government homes and discuss with them your services. Best of Luck to you.

Thanks

When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase, or not, in specific neighborhoods.

Hi Nettie, you should really check with the local police and sheriffs departments for Metro Pointe Lofts for this data. They will have the most accurate information. A realtor can't really give you a fully "legal" opinion on this issue for a variety of reasons related to real estate laws and professional liability.

If you need a referral for a great agent in your area, please contact me through the trulia form.

Appraisal By Michael answered:
Lisa,

Since you have completed some repairs, I would recommend you hire an appraiser. An appraisal can determine whether your value increased because of the repairs and what you else you might need to do to bring it higher. It would also benefit you when selling your home.

If you have any questions or concerns please give me a call at (404) 955-9997. I'm a certified appraiser here in Atlanta, Ga. I would be glad to be of any service to you.

Enjoy your day.

Michael

5 things.

1. Call Kristin Bitter, who is probably the best hookup you've got. She is certainly going to help.

2. Network with Ansley Brooks, the gatekeeper for everyone that walks in the door over there. She is a tremendously cool person who I'm sure will help.

3. Craig's List is very dependable - use Postlets too

4. remember that you will probably lose money on debt versus rental income

5. sell your house for 10-15% less than market right now - you should be able to break even
