Use a buyer's agent :-). Trulia/Zillow get their listings from sites like listhub which gets its listings from FMLS/GAMLS. Real estate agents have access to FMLS/GAMLS so getting the listings through a buyer's agent who can find and show you properties and screen out scams would be the best way to go in my opinion. ... more

You'll have to contact the local building dept and see if they would issue a permit for this.

There are MANY loan options and the truth is, determining which one "BEST" suits your needs and the needs of the property would require asking many questions.

As you see, everyone agrees on the 2 bedroom. You can use one for an office if you want. I suggest getting one on the highest floor possible. This way, if someone builds a new complex in the area, you'll have a better chance of not getting your view blocked. Ask what the HOA says about renting your unit out. I came across one complex that allows it if you have a hardship. They believe that would be better than having a foreclosure. Your agent can get you a copy of the HOA rules and regulations. Read it to avoid any surprises later on.

The White Provision development has been gaining ground but who knows what the future holds. If you are interested in that area there are two things the sales agents won't tell you.

1. Compound, a hip-hop club, is next door on Brady St. The music overflows its boundaries and forces itself on residents nearby late into the night. The large volume of club patrons effectively closes the streets on Fri and Sat nights. Northside Tavern directly across the street is much smaller and doesn't present any neighborhood issues.

2. If you happen to buy a unit facing south or west your lovely view will include Fulton County Jail. No area is totally safe, but the 30318 zip code has one of the highest crime rates in the city. Nearby residents and business are plagued with property crime.

That being said, I like the area and think White Provision has a good future. I live in the area and would consider living there.

Hope this helps,

In this market, there are neighborhoods that are holding better value then others. You should educate yourself on different neighborhoods inside each city or find yourself an agent that is willing to do the hard research for you. If you don't have an agent, I would be glad to help you. Good Luck
