Ok, so the procedure is, due diligence and earnest money is paid up front WITHOUT short sale approval, so if the short sale goes bust...all that money spent on due diligence is out the window...I do have a buyers agent and have consulted with several others who do not conduct short sales in that way. I am a native of Georgia. I've lived here all of my life. I grew up in the Atlanta area but visited grandparents in Villa Rica almost every weekend. I now live in Villa Rica. The reason you find so many homes that are for sale here is because during the housing crisis over the past few years, many homes went into foreclosure status. Carroll County was one of the hardest hit counties in Georgia. Although you will find many homes for sale almost none are actually available. The homes in Carroll County become Under Contact within minutes of going on the market. Buyers have flooded this area because they can get so much more house for their money. This will not last much longer, so if you are interested in Buying in the Carroll County you will need to act quickly. Property values are now on the rise and the price advantage of the distressed market is now fading away since so many homes have Sold. Section 8 requires stricter building codes in our area, even for great landlords. The landlords Ive talked to dont accept section 8 for that reason.

This is an old question but the recent answer has brought it back to the top of the pile. The question really is timeless. A home that has been on the market for over a year without selling is clearly overpriced. It may be indicative of a seller that doesn't "get it" but I'd be willing to bet that this seller has learned the hard lesson of the negative effect of time on price in a declining market.

Have you explored Trulia's Stats & Trends tool yet? It's very easy to use. Simply click on the "Stats & Trends" tab at the top of the page. If you haven't already, enter the location you're interested in (in this case, Villa Rica, GA). After clicking "Search," you'll get the low down on everything from Average Listing Price to Popular Communities by Zip Code to Crime Rates.

Crime rates are detailed toward the bottom of the page, so make sure you scroll down. Lorie Gould also makes a great point. For more specific information, consider contacting the local law enforcement office in the area.

The financing that you use to buy the home and the tax credit are mutually exclusive.
