This real estate market is highly competitive with limited inventory. You do need an agent who puts your interests first. Did you sign a brokerage agreement with the agent? You do have the right to ed that agreement. Is this a full-time agent that you are working with or a part time one. All of these answers can impact how your agent works for you.

It all depends on how the basement will be finished (rec room, full bath, 2nd kitchen, add. bedroom) or just a big finished space with ceiling walls flooring and lights?

So the expense and the details of the finishings of a basement largely depend on the current size
age and upgrades of the home and may be more importantly the size, upgrades and styles of the
surrounding homes, do they all have finished basements, how large are they and how would yours compare to them...

The best would be to connect with a good local Realtor, who can give you some insight as sometimes it is great to have another bedroom and a full bath in the basement and a finished basement, but sometimes the new buyers do not mind an unfinished basement as they can live in the home as is and then finish the basement down the road they way they want it and with what they need.....

What I usually do for clients of mine who are thinking about adding on or finishing

if they need the space for themselves and love the area and yard and really do not want to move and sell, and intend to stay in the property for another 6 - 10 years, by all means finish it to your
desires and needs.... if a sale could come before the next 5 years, then I take my clients to
see homes in their area that have finished basements and those that do not that are currently on
the market so that they can see for themselves and at the same time get some really good ideas
for what to do with their basement and what not.

But in general a finished basement will add value, the question always will be how much does it cost you and how much will you get back when selling!!!!!

The best way to find out is to call the Dallas Ga. Police Dept. at 770-443-8100.

They should be able to share some crime statistics with you as well as any personal experiences that they have knowledge of within that community.

You should maybe think about a different career path. Most of the large accounts are already being serviced by companies with contracts. If you are doing this under your own name and not a corporation or LLC with at least 3 employes it may be hard applying for the job bids with Freddie Mac and Fannie Mae. You may be a bit late to the party in my honest opinion. I will let you know this however, this is not your typical clean up a house job. The homes are freaking disgusting filled with trash and debris often littered with rodents and insects of all sorts. Dead animals, human waste, and rotten garbage are almost always present and the smell that is in the air will choke you out. If you can put up with this the pay is decent, but with so many other opportunities to make some hard earn money out there why would you want to put up with this? ... more

Well all of them are slightly different, but most of them will be containing some form of wildlife you may or may not like, i.e mosquitoes, frogs, snakes, rodents, etc. Is the pond going to be fenced off with a gate or are they using natural landscaping to "encase" it? Resell down the road may be an issue depending on how the pond functions (if they designed it right it would not hold water for more than 2 days after a large storm) how close to the property in question it is and how is it incorporated into the surround landscape. I would hope that there is somewhere in writing you could fall back on regarding who will maintain it. Just some thoughts... ... more

If you are looking far a quick answer: In general, wells need to be 100+ ft from septic systems. But depending on what's in the retention pond that could be different. If it's storm water run off, no biggie. If it is something that is environmentally nasty, then 100 ft may not do the trick.

I agree with Gina. In todays market you need a full service agent that is willing to go that extra mile. An agent that is willing to go above and beyond, plus an agressive seller gives that extra edge that is a must right now.
