Short Sales are not for the average or new agent. They are really a specialty that few have mastered, but many have tried. I belong to a site that focuses on them and would be worth checking out.
Whoever you select, from whatever source, please use one with a track record of CLOSING short sales, not just listing them. No one bats 1.000, but if they don't close the vast majority of what they list, keep looking.

You may be able to immediately. FHA looks at Credit Counseling the same as a Chapter 13 bankruptcy. There is no waiting period as long as you have completed the program. You maybe able to have it count as one of your creditors in some instances. In fact if you meet income restrictions I can even provide you with $5000 additional down payment that may not need to be paid back.

Actually, Smoketree is located in Gwinnett County even though it has a Tucker address and zip code. Most of Tucker is located in Dekalb County, except for the area which crosses over the Gwinnett County line. I just moved from Smoketree out of state (June 2012). It's a wonderful neighborhood, very family oriented and great location with respect to highway access and downtown Atlanta. Unfortunately the schools in the area (Nesbit Elementary, Lilburn MS and Meadowcreek HS) are not the best. Most of the children in Smoketree either attend private schools or are homeschooled because of this. The housing prices have dropped dramatically over the last few years, in part because the number of foreclosures has increased. That said, it would probably be a steal to buy in this neighborhood right now. Besides being family oriented, there is a homeowner's association (optional) which runs the pool and neighborhood events. Their used to be A LOT of events throughout the year (e.g., Halloween and Easter parties, summer pool parties, fall chili cook-off and square dancing, annual cookie swap, progressive dinners for adults, etc.). Since the HOA is voluntary it has been hard to maintain these events because those that volunteer have done their time and then some! It's a tough job to coordinate events when you have minimal help. Frequently it's the same people volunteering and they only have so much time to gi,ve. However, various annual events do take place and are quite enjoyable. In addition to the pool, there are two tennis courts, a cabana and a beautiful little lake. My family lived there for over 15 years. In many ways it is like a 1950s neighborhood in terms of community feel. Kids play outside and neighbors really do watch out for each other. Hope this info helps! ... more

Tucker houses have termite infestations "often". I would estimate 1 in 10 houses I have sold in Tucker have some history of termite infestations. And as others have said, it can be pricey.

There is a difference in the protections that are offered. Be sure and inquire about
1. Re-Treatment Bond
2. Repair Bond

There is a difference and the price will also vary and that may be a factor for your budget if you are running tight.

Also, you will find some companies that use different technologies for termite control. SOme are less expensive than others.

Tucker is THE affordable community that is convenient to Emory, CDC, VA and Mercer. Your commute does not involve any Interstate highways. And Tucker has a great small town feel even though it is just a few miles outside I 285.

I agree with the advice to consider a purchase. We have lots of very affordable homes for sale in Tucker. Take a look on my website below.

In particular, yo might Chelsea Condominiums on Brockett Road. There are several units for sale there and values have held up comparatively well.

If so, your REA has access to a huge database of properties. Working with an agent has many advantages, as you will have and expert to guide you and advise you through this process.
