Please remove the google maps picture from 2076 Michel Delving Dr , Baton Rouge. The picture is from about 7 years ago during renovation. Please do this right away. I will try to add a new photo this week end. The current google maps shot is fine but having no picture is ok for now. Otherwise I will have to remove the listing tonight.

It is the term used for the transfer of title from one party to the next. Title is conveyed by the warranty deed or security deed. When a property is sold in Georgia the deed conveys to the new owner via a Warranty deed. If the new owner finances the purchase, the deed is then conveyed to the lender with a Security deed. Once the loan is paid off, the Security deed is cancelled and the full ownership is conveyed back to the Warranty deed. If the loan defaults, the lender already has the deed and full power to foreclose without a trial and the Warranty deed is replaced with a Foreclosure deed, In situations like a sale of a foreclosed home or an estate the home will be conveyed with a limited warranty deed since the seller never actually lived in the home and is only conveying the deed from the time the home was owned by the seller. ... more

Repair and retreat bonds differ from company to company. There are some companies that allow a quarterly payment for the bond without a yearly renewal - you pay the quarterly fee until you cancel. Some companies expect a one time lump sum up front then a smaller amount on the anniversary date every year for (usually) 4 years. The prices vary based on the system used - in ground bait systems or simple spraying and granular bait. It pays to shop!! Also important is whether it is transferrable to next owners. A commercial bond for a townhome community will vary as well. A single family home bond can be $400 to $1200 with renewals starting at $50 to $195. ... more

the buyer can back out per the terms of the contract with your Relo company just as they could with you. The fact that you're RELO company is taking over actually changes nothing about the contract/process other than to make it much more complicated and time consuming than it would otherwise be. RELO companies add nothing to any real estate transaction but aggravation and unnecessary expense (though not to you) I won't take listing when there's a RELO company involved and their among my least favorite transactions when i'm representing a buyer who is purchasing a RELO owned house. ... more

There is a lot of new construction happening right now. If you want maintenance free meaning someone else does the work, you'll need to look at a condo/townhome community. If you really want low maintenance, a new home will provide that for a period of time.
