As others have soon learned, there's more involved in obtaining a mortgage to purchase a home than the down payment, credit score even the consistent retiree income. The lender will also review your credit history, savings and more. But if all looks good, you may be able to buy. Please have a look at the various down payment assistance programs at the link below. You'll still need to have a couple of thousand dollars of your own money, but there may be a program available to help you achieve home ownership.

The easiest way to search for up-to-date listings of properties and view them on a map is to sign up for a free account on an agent's website.

You will be able to save the homes you are interested in, save your searches, and view them on a map. You can even set up an automate email of new listings.

I'd suggest talking to friends and family members to see if they know agents who work in your area that they can recommend. If you don't know anyone whose used an agent they like in your area, check places like Trulia, or google agent reviews in your area. If you don't get a referral you like, meet with several agents before making a decision, and make sure you find someone you trust and are comfortable with.

Justin - are you seeking a cut rate property manager or an employee? Understand, you can't use a "Hungry Realtor" as an employee unless you are a Broker and Licensed in GA - and there are other restrictions as well.

And why would you want a "Hungry" anything - people who are hungry are usually hungry because they don't know what they are doing, and are under pressure to get dollars anyway they can - that is not who most folks want taking actions on their behalf.

Hire a property management firm - but you will have to pony up the full first months rent in most cases, along with an 8-10% monthly management fee.
