You state that a home loan is out. How have you determined that? Have you contacted any lenders to see if you qualify? Depending on your income and the down paymen you are able to come up with, along with the appraised value of the property you decide on, you may be able to get funding from a Private Lender.

These are Companies that are privately owned by investors who make loans to individuals with non-conforming circumstances. They look at your income and your ability to repay the loan. You state that you are now paying $1,000 a month for an apartment. That tells me that you have sufficient income to buy a home..
The question is can you come up with a sizable down payment. Private Lenders require a larger down payment and their interest rates are higher than Conventional Lenders but they will lend to people that Conventional Lenders won't touch.

You need to make sure that the Lender you work with does not include a Pre-Payment Penalty clause their contracts. You don;t want to be locked into this type of loan when the time comes that you are able to qualify for Conventional Funding.

I have worked financing some of my clients with credit problems or unusual circomatances with a company who specializes with this kind of loan. They are licensed in Georgia to make home loans to individuals. For an FHA mortgage, most lenders require a 640+ credit score for the last 3-4 years now. Prospect Mortgage is one of the few direct lenders to offer an FHA 580-639 FICO loan program. Credit profile is a major factor in a mortgage approval. Generally, there should be no late payments, new collections accounts/charge-offs/liens/judgments in the last 12 months.

With a 523 FICO, you are at least 57 points under the bare minimum credit score today. With a FICO that low, you probably still have several accounts that have been reported as late in the last 12-24 months. You would need to contact each of your creditors directly to see what your options are. Paying off derogatory debt will help improve your credit score in the long run, but not immediately.

With collection accounts, most of the damage is done when they are initially placed on your credit report. Some are now reporting you are late each month the debt goes unpaid. This continues to drag on many people’s credit scores each month until the debt is paid in full. Until you do that, your credit score has little chance of improving.

To build positive credit, you typically need to have 2-3 trade lines reporting for 12-24 months. There should be no late payments or other derogatory items reported in the last 12-24 months.

Condos usually have by-laws that determine what is and what is not allowed in a property and the same goes for rentals whether condos or single fam. homes rented out by individual home owners, they can determine
what is and what is not allowed....

Many times there is number limit, like 2 cats or cats only
Sometimes a weight limit for dogs and only one dog
And no pets, usually means exactly that NO pets of any kind
either because of disturbances to neighbors or other reasons.

Hewatt road is the next road over from Parkwood where I lived, I lived in Eastmont Cove for many years and am one of the original homeowners. It is a wonderful community! They have a great tennis team, great swim team for the children, and have an anual Pig Roast that neighbors talk about for weeks, there is the annual yard sale, Halloween parties and always something going on! The neighbors are wonderful and very caring. The wonderful thing about when they built the neighborhood is that they left many tree's and the houses are not on top of each other! My house is on a culdesac and it is loaded with tree's in the back and my property backs up to another property that has horses, they use the horses for rehabilitating children, you do not see the horses often usually in the winter when the leaves are off of the tree's. Did I mention the Jr. Olympic sized pool and beautiful clubhouse? Lifeguard companies are hired to maintain the pool all summer. We loved living there! If you are in the area look for my house on Broadmoor Court on the culdesac it is up for sale by us and we have lowered the price wayyy down due to the fact that we have 2 house payments. My children grew up in the schools and loved them they have alot of spirit, and great teachers. Anopther thing about the area is once you live there you quickly meet so many people and learn the grocer, postman,drycleaner,librarians etc etc all by name. The subdivision is off of Parkwood tucked inbetween Hwy 78 and 124 giving you access to getting in traffic or taking back roads, it is very convient to many things but not close enough to bother you.
