The short answer, Jesse, is "sometimes." If the builder's preferred lender participates in the program and you meet all of the requirements, you should be able to use down payment assistance on a new home. Unfortunately, some local builders discourage the use of such programs. One even raises the earnest money deposit to over $7,000 if you choose an outside lender and makes it very hard to get back those funds.

Your post reads "30030," a Dekalb County Zip Code. Some builder-preferred lenders participate in some of those programs, but you need to go about setting things up the right way. This is an old question, but still relevant. HausZwei Home has started using virtual staging. They will take high quality photos of the inside and outside of the house. You can choose which rooms you want "staged" and they many different styles to choose from for each room. So you could do one room with modern furniture and the next traditional. With a 24 hour turnaround they will have the photos and your "staged" home photos back to you. ... more

My advice would be to avoid the Dekalb County High schools in some areas. Of course there are magnet schools that are excellent. The City of Decatur School district would be a better option. ... more

No, it is not safe to assume anything about next door neighbor noise in a newer property. If you are a serious buyer and they are a serious seller - a later evening visit, or an overnight if you can get it, is never too much to ask for during a due diligence period.

I never get offended about little association fee questions. The fact is, many folks who ask questions like that eventually become my clients.

I suggest that you stop relying on Trulia and other 3d party data aggregators and start working with a Listingbook account.

Their data gets more local every year, and here is a cut and paste with Atlanta's bathroom stats:

And your contractor may be speaking very specificallay about smaller houses in Medlock Park or something, but the 2011 ATL average cost for a second story addition is over twice what he suggests.

I live in COD and know that I pay about twice what I would pay to live in a similar townhouse in unincorporated Dekalb.

You can research ownership of via county tax records. However good luck most lenders DON'T speak with public since you are represented by a buyers agent. Lender has an agreement with listing agent represent them.

You maybe working too hard to analyze. As Hank who is an appraiser and gives great advises to many on this site, values are worked within ranges. A house with a 3 car garage in a country club community will not have the same value as a 3 car garage in a neighborhood of single car garages. They will range according to what other home in the same location, size and amenities have recently sold for.

As a buyer, value is perceived differently too. Does the house fit your needs? How long will you live there? Will the cost of what you pay be balanced towards what you receive in livability? Example; You need your child to be in a certain school district and the house fits all other criteria, except blue carpeting. Would you say it not worth what the identical home next door with cream carpet is worth?

Selecting a home is like shopping for the perfect husband. You're not going to get everything for the investment made. Why become an old maid? In any market the good homes go fast.

Prepare your offer according to range of values for that neighborhood. Use data from CMA. Negotiating is best when there is a win-win for both. You pay a price and they give a concession. There are so many scenarios for making the property value work for you. If cream color carpet give you the livability, pay the price ask for carpeting allowance.

A professional buyer's agent will assist and guide you towards making wise real estate decisions that will help you feel confident when making offers.
