Hi Shirley,

This is a very tough situation to be in. My advise is to get qualified for your mortgage and purchase your home but you will have to take the bus for a few weeks while you are buying your home. After you have closed on your home then you can find a decent car to purchase as the mortgage does not affect your car buying power. It will take some discipline and I wish I was closer to help you with transportation as I have a 2nd car that I rarely drive. If you are interested I can qualify you over the phone and provide you with an approval Letter to start the process.

I think that you could get a seller to be willing to make those repairs before you close, by offering to add that price to what you'll pay them. A lot of it will depend on who you talk to and what arguments you make though. I would definitely suggest talking to professionals to get quotes on those things before you even consider talking to the sellers. That way they'll know what kind of investment they'll be putting in.

Mortgaging is always an option. You should go to your bank to see if they can help you get the process in motion. Essentially you'd be borrowing money, and using the house as collateral, than paying the money back with interest. If you do a bit of research about the process, then go to your bank, you should be in a pretty good place overall. I hope you're able to get this all figured out without too much stress.

I am a real estate attorney here in Atlanta and I enjoy closing properties on site (with chocolate in tote) since it allows me the chance to get out of the office. Some things to consider when opting to close on site:
1. Logistics. Most lender closing packages arrive shortly before closing. Choose a lender than can guarantee package arrival at least 24 to 48 hours prior to closing. New construction loan closings often involve last minute underwriting issues. Consider also that most lenders will not send their package until these issues have been resolved.
2. Funding. The majority of lenders require funding documents at the closing table, after documents have been signed. The closing office would need a high capacity scanning device and internet access in order to get the documents to the lender for final approval.
3. End of Month. The last day of the month, the last Friday of the month and days before holidays are by far the most popular closing days. Avoid these days, since it can affect logistics and funding. Closing the first week of the month is optimum.

Suwanee is located in two counties, Gwinnett and Forsyth and both offer upscale neighborhoods such as Laurel Springs, Grand Cascades, Olde Atlanta in Forsyth and The River Club, Edinburgh,and Rivermoore Park in Gwinnett. Both Suwanee's offer excellent schools, but Forsyth County schools are ranked higher according to School Digger and for sure the property taxes are lower in Forsyth County. ... more

We are very much in a seller's market in much of Atlanta. This means that homes (that are in good condition and accurately priced) are not staying on the market for very long. Many of them are seeing multiple offers and quite are few are selling above list price. This holds true for HUD REO's. Most HUD home that I am hearing about are being overbid on.

This same story is now playing throughout Atlanta. There is really not much the Buyer's Agent can do to get an offer accepted by the Seller when another Buyer offered them a higher net.

As a buyer's agent in the Suwanee area, I've lived and worked here for 17 years. Hank gives some very good points.

One thing you must understand is that the agent, whether working for buyer or seller, cannot do anything about response time, repairs, misinformation, etc, and are just as much at the mercy of the banks as you are. We do our best, but in the end, our expertise is in Georgia Real Estate law, negotiations, and contracts, not repairs, or predicting the future of the housing market. So whoever you plan to go with, understand they are limited in what they can do. Going outside that carries some stiff penalties that most of us are not willing to risk.

Would you want your hairdresser writing up a real estate contract? Go with someone who has the knowledge to refer you to the correct expert, not someone who pretends to know everything.

The per diem charge is between the buyer and seller - that's you and the builder. If you were charged at closing this per diem, likely your contract says they can charge it. It is usually placed in a contract to protect the seller, is of no benefit to the buyer, and is intended to ensure an on-time closing.

If your lender is the one delaying the closing, talk to them about paying it. If closing is delayed because you are missing some documentation, there's probably not much you can do.

I think you should find the agent who best suits your needs- both professionally and personality wise- look at the marketing that their company has to offer as well as how much personal interest this person takes in your home- are they sincerely excited about the opportunity to represent you and are they willing to listen to how you feel about your home and involve you in the process- many times you are your homes greatest marketing tool! If you take all of these things and put them together then you can determine who is the "top agent" for you- good luck in your search- I think you've been given some great advice in the answers to your question. ... more

Up to 200K is about flat, 250-350 is about 5% off, over 350 is about 7% off. Attached homes (mainly under 150) are about 7% off. The major issue is inventory - it's saturated and until that is absorbed (est 14-19 months depending on price point) flat is considered "good".

It's a good time to buy SMART - and be realistic, don't expect appreciation anytime soon. That said, I'd still rather buy than rent.
