Joeavinger asked:
Our house at 120 Cumming St. Alpharetta, Ga 30009 is shown in the wrong location. Also, it shows up in a search for 30009 but not one for Alpharetta. ?!?!?

Hi Renae! Sorry I am a bit late with my response. I would say start by contacting a local Realtor or lender first. Usually your Realtor will have a preferred lender that they trust, and have worked with previously. With the lender you will be able to figure out your budget, and just how much house you can afford to purchase. You would also be able to find out if you qualify for any down payment assistance programs in your area. I hope this helps. Buying your first home is very exciting be sure to take it all in and enjoy the process.

Inventory is down and very low in 30009. Homes coming onto the market are moving in appoximatelly 40 days according to the FMLS statistics. So if you are looking for a home and find one you like: it's best to be prepared, have a copy of your credit report or pre-qualification letter ready to provide to your agent when making offers. You don't want to miss out on your dream home! ... more

Appraisals have been coming in VERY convervative lately.

If you truly feel it came in too low you may try and appeal it.

Sadly, even if your home has some upgrades it most likely will still be valued closley to what homes in your general area are going for.

Best of luck to you!
