Should all offers be presented? Of course....But on a short sale, negotiations begin with the present owner not the bank. If the owner isn't willing to accept the offered amount....negotiations on a short sale are DONE, period!

It is VERY difficult obtaining a loan for under 50K - A local bank that you do business with would be a good option. I would suggest that your buyer apply for the larger amount - keep cash in pocket. Money is cheap right now. May be another option for you ... more

If the property that you are interested in is Pending you can always put in a back-up offer in the case the contract falls through. There are a lot of reasons for a contract can fall through. Two of most common reasons are financing and a unsatisfactory home inspection. There are a lot of great homes in the Murrells Inlet area.
