As an addendum to my earlier answer, it is true that the CMLS will not allow listing agents to put "short sale" or "potential short sale" in the public remarks. Agent can get fined for doing so. However, I believe that rule should be changed. I am saying this to let you know that it is not the agents being deceptive. They are simply following the rules.

It is a great time to buy, however it is a confusing time for the real estate market!

. Before refinancing your home and going through that expense, you might research other types of financing that also require low or no down payments or have favorable PMI requirements. Also be aware of the VA fee when using your VA benefits for home loans the second time and the exceptions to this.

Updating is certainly a good way to get your home sold in a hurry but while websites can give you general ideas, the local market usually has some specifics that are not addressed. And, yes a Realtor can give you the feedback you need on your home.
