You might want to contact a professional appraiser before putting your home on the market. What I have seen in these current market conditions is that a house priced accordingly to the market by a broker, procures a contract, only to have the appraisal come in at 5 - 15% percent under contract.

You may also want to get your home inspected before listing it. This avoids any surprises to you during due diligence AND gives you an edge over other homes currently listed.

Good question! People are often confused by this terminology. A tax appraisal is the value of a property according to the government entity in which the property is located, usually the county. The evaluations are often done on average prices in the area and may not always be up to date with regard to current market prices.

The purchase appraisal is typically ordered by the bank or lending intstitution which is granting a mortgage. The individual property is measured and viewed by a cerified appraiser and then compared to very recent sales.

It's not unusual to have different amounts for the tax appraisal and the purchase appraisal. With the nationwide trend of lower values, property owners need to determine if they are paying taxes based on an amount that is too high and not realistic based on today's market.

That is a good question, Julie. Since Trulia is feed by Bizhub on a lot of the listings in the Multiple Listing Service (MLS) you would think that the correct information would transfer. I have had the same problem with some of my properties. No matter how I try to change the name of the will not let me and therefore cannot map it correctly. I am sorry you are having these frustrations.

If you are looking for a particular area, or type/price-range of home, then as REALTORS(r) we are able to set you up with a shopping cart that the MLS directly real-time...with correct mapping. If you are not currently working with another REALTOR(r), I would be happy to help you in your search. That way you don't have to look at every single thing on the Internet, but only those properties that interest you...emailed directly to you. Please let me know if I can help!
