Hi Melissa, I do not have experience with Union Mortgage Group. So I can't speak to their qualifications.Getting mortgages in today's market is more difficult than it has been in the past. However. I would advise working with a mortgage broker in our area due to the unique issues with financing and appraisals of coastal properties, I know of 3 really excellent mortgage brokers I can refer you to that will do all they can to get you qualified & closed. That's a very subjective question because there are many variables such as the home value, the location on the island, the amount of the deductible, if your home is in a flood zone, and agency providing the coverage. With homes ranging in value of 100 k to 10m, you can probably see that averages are difficult if not impossible to provide an average cost to insure properties. If you have a specific address , quotes are readily available.

HOWEVER, IF YOU COULD PUT AT LEAST A 1,400 SQ. FT. (OR A BIT MORE) MODULAR HOME ON YOUR LOT THAT IS "JUST A BIT ELABORATE IN DECO/DESIGN" ~~ I'M SURE YOU COULD GET AT LEAST $150,000 FOR IT!! HOWEVER, IT ALSO DEPENDS ON "WHAT KIND OF HOMES ARE AROUND IT"; THE SIZE OF THE LOT; ETC!! THAT HAS A "GREAT EFFECT" ON WHAT BUYER'S LOOK FOR!!

I WISH YOU THE BEST OF LUCK!! AND REMEMBER "PAYING A BIT MORE FOR A BIT MORE QUALITY" WILL "ADD TO YOUR SELLING PRICE IN THE END"!!

Must agree with Wally on this - with rates and home prices what they are right now, I would try again. As you've found out on your own, the mortgage rep you deal with can be key. At the risk of offending other reps, I'll suggest one: Kathy Wallace with PNC in Morehead City. I worked with her on a very difficult case that others had not been able to do, but she found a way to make it all work. I'm sure there are many others out there that put in the extra effort too, but she's one I've had personal experience with. Her email is katherine.wallace@pncmortgage.com. The Local MLS now provides an area to search for bank owned and short sales properties. Our office is located in the Swansboro/Cape Carteret area and we belong to both the Onslow MLS (Swansboro) and the Carteret County MLS (Cape Carteret) and if you are not currently working with a local agent, can easily set you up to receive automatic email alerts when a new bank owned property is listed. We also provide a place on our website for you to search the MLS on your own. Only one agency works for you in North Carolina! We would be glad to help with your search.

Danny - yes there is an exact way to get the information you were looking for via an MLS map search using the polygon tool to outline only the area you want to include in the search. If you are still looking I would be happy to set one up and send it to you with your parameters.

If you want to do one on your own - you can use the map search function on my website for the public. http://www.greenkeyproperties.com/search.htm - click the map tab - click the polygon tool at the bottom - click to start drawing - click and stretch the tool - double click to end. Then the list appears to put in your price, bedrooms and other parameters.

Once complete you can have automatic notices of price changes or new listings.

I am making a video on using this tool if you are interested.
