A good question - I believe that from the point of a buyer the answer is yes. From the point of an RE agent, it makes me believe that some one did't do the home wok well and didn't price the property right from the beginning. If your RE agent comes two months after listing your home and asks for a lowering the price, I would advice to look for a different agent. Good luck. ... more

It does not complicate the sale, it just needs add a bill of sale. I would recommend to use the furniture as a negotiation part. Do not offer it for free right away.
I just recently had a sale of a lot with a bill of sale included for a mobile home and an RV.

If you want to sell and your home has been on the market for some time drop the price. You may still be asked for some closing cost assistance, cross that bridge when you get to it. Just a quick thought- When I see an incentive to an agent in the private remarks of my MLS, it makes me think that there has been little activity on this particular property and that I have a better chance of negotiating a stronger deal for my buyer. I think you will get a better result to reduce the price of your property to fair market value (or little under) to stimulate interest and solicit offers from buyers. Check with your local professional to see if this technique is effective in your market, but I know it is extremely effective in my market.

It is hard to tell without seeing the property, the neighbors' properties, how much noise and what kind, and is there any visual of the noisy street, you are not talking about a highway....right
So potentially, putting in a nice big fountain, and have some inside outside music going for showings
should really help.... and birdfeeders will attract a lot of singing chirping birds

and setting up the backyard in a way that it looks like your are using it all the time.... If the new buyers
see that you are out there, with a nice table and chairs and a lovely bright colored large Umbrella and beautiful blooming flower pots surrounding the area.... just make the outdoor space look inviting...

and discuss with your Realtor if you should offer something to the buyer for installing a fence, get an estimate
for a fence in the back towards the noisy road.....
