Here's a link to a blog I wrote on how to find lease-option properties: http://bit.ly/findaleaseoption

I should note, though, that there are plenty of real estate investors in 28277 offering lease-options. (Charlotte is a very active area for investors.) You should be able to find a few; just do an online search. Or e-mail me and I'll send you a few names.

Hope that helps.

Hi Daniel.

Good question. I think the answer depends on the individual. Some people would want to be closer to their work, while others want to be near shopping, and some would like to marry the two.
I am a Charlotte Realtor. If you are not already working with someone, I would love to speak with you about helping you find out what works best for you and your family.

You can call me direct at 704-644-9784 or email me at jackiesellshomes4u@gmail.com

Hope to hear from you soon!

Good evening, RVKishJr
The easy way to do this is to look at historical sales records from the multiple listings for a particular time period. Records go back several decades. If you appreciate an answer, please give thumbs up. For the most helpful answer, please say thanks with a best answer click. ... more

You just have to amend the mortgage clause and get the seller to initial. Your agent will help you with that.

Depends what is in the home. Most of my clients that I represent do present an offer a little lower than list price. Would love to talk to you more about it

Lake Wylie is just over the South Carolina border. There are lots of things to look for that a Realtor can advise you on. Does the home have a dock? Can a dock be built? Is the water deep? Is there tree preservation requirements on the lot. I would love to answer more questions for you. Give me a call to talk. ... more

Nathan Wolf answered:
If you signed the exclusive agency contract on your home after the non-exclusive, then it would be my opinion that you are obligated to this agent and not the non-exclusive. You can cancel a contract with either agent, provided you follow the guidelines in your listing contract. If either agent was a procuring cause of the sale, i.e. they found the buyer, even after you cancel the contract, there is generally a provision for them to get paid, even after you cancel the contract. Read your contract. And cancel one of them. ... more

Side income? Rental income is taxable income, and the tax can vary from near 0 to 30%. Rental management companies charge from 15% to 45%. House prices are down, and therefore rents are down.
Townhouse as an investment property, may be like asking is Chrysler better than GM or should I buy Ford?
Why a townhouse and not a condo? Why not a detached home? Why Charlotte, a business center, and why not Atlantic Beach or vacation rental?
An investment rental property should be able to produce investment returns higher than a savings account, which means managed risk and optimal return. So my advice is to buy something which has little or no maintenance issues, and has the highest rental premium. Normally this is close to a hospital, one of the few growth industry sectors, in a retirement area, the boomers are here, and near the coast...we cannot make anymore of it. Sounds tough, but really a realistic rent in this economy will get you what you want.

Judith Dowdall answered:
Good Morning:

There are a couple of reasons I can think of why a condo may not be approved for an FHA loan. The first is that the developer never got the community approved in the beginning, Another is that the community became non-warrantable due to toomany investors owning the units.

Check with your lender for the reason. A good buyers agent can also do the research for you.

Good luck,

Hi Soxfan1173,
Great question ! If you are not on the loan, you are not building your credit. Women in the past were always not on the loan now it is best for both parties to build credit together. Remember never miss or have a payment on the house late if the payment is due on the first have the payment arrive before the due date. This will help build better credit and a higher credit scores.
