I should note, though, that there are plenty of real estate investors in 28277 offering lease-options. (Charlotte is a very active area for investors.) You should be able to find a few; just do an online search. Or e-mail me and I'll send you a few names.

Townhouse as an investment property, may be like asking is Chrysler better than GM or should I buy Ford?
Why a townhouse and not a condo? Why not a detached home? Why Charlotte, a business center, and why not Atlantic Beach or vacation rental?
An investment rental property should be able to produce investment returns higher than a savings account, which means managed risk and optimal return. So my advice is to buy something which has little or no maintenance issues, and has the highest rental premium. Normally this is close to a hospital, one of the few growth industry sectors, in a retirement area, the boomers are here, and near the coast...we cannot make anymore of it. Sounds tough, but really a realistic rent in this economy will get you what you want.

There are a couple of reasons I can think of why a condo may not be approved for an FHA loan. The first is that the developer never got the community approved in the beginning, Another is that the community became non-warrantable due to toomany investors owning the units.

Check with your lender for the reason. A good buyers agent can also do the research for you.

Great question ! If you are not on the loan, you are not building your credit. Women in the past were always not on the loan now it is best for both parties to build credit together. Remember never miss or have a payment on the house late if the payment is due on the first have the payment arrive before the due date. This will help build better credit and a higher credit scores.
