It all depends if there is a demand for that type of property. You could own a one-of-a-kind property but if it is in an area that no one wants to live in, then you will still have trouble selling.

An investor is going to offer less than a typical owner occupant because they intend to make money on the resale. Often their discount rate is 30% off market value.

Why don't you talk to a local real estate agent and see what they suggest. Though you pay them commission out of your sales price, they will also work hard to get you the best price available.

NC is probably different than FL. LPN is a 3 semester program that appears to require a high school diploma as a prerequisite for enrollment. There are some concurrent enrollment possibilities for some High School seniors. In Charlotte Mecklenburg Schools (CMS) students can take AP classes that count towards college credit if the end of course test scores are 5's. A HS student might strategically take LPN required courses at the AP level to satisfy the general requirements of the LPN certificate, then only have a few requirements remaining after graduation. After researching, I would check into a CMS magnet program high school to see what tracks they offer and check with a community college to see what coursework is required and whether HS AP would satisfy it. We know a couple without children who lives there and think it is a nice stable area. For many buyers and renters, which school attendance zone the home is within is very important. If you have a specific Mecklenburg County address and want to know which public school children living there will attend, there is a handy Mecklenburg County School Lookup site in the Trulia Blog "Which areas surrounding Charlotte would be a nice place to relocate?" http://goo.gl/V8aOK If you have school age children, I suggest that you check addresses against this link and determine if the schools are going to serve your child's educational needs. If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations. Its crazy because Ive always been told don't pay the medical bills because they don't look at those. If your wondering what else is on my report..That's it 6 medical bills totaling 1,200.
