In the last 180 days , 9 single family homes closed in our MLS in the shannamara community. 3 out of 9 were foreclosures and one of those 3 was on Bethesda. The 3 foreclosures went around 82-83$ per sqft . The avg price per sqft was $103 total for all 9 solds but others did sell for much higher per sqft in this community . The average days on market was around 60 days. In my opinion this area is very solid and is holding its value well, i do not see a down trend. The foreclosures will pass and the avg will rise some. The subject property looks like is priced around 110sqft . Generally, I'd expect that you could purchase as an investor or second home and get a loan with 20% down. It also depends on the home price and your income. There are some great rentals in the zip code 28104. I moved here from NY over 13 years ago and live in 28104 zip code. We have enjoyed the country feel, great schools and yet close to everything that the area provides.
