Not sure about NC law, but in Florida, if a seller knows of any material defects with the home, s/he is required to disclose it. Therefore, you can take some comfort that the "as-is, where-is" is not an attempt for them to "get one by you" that they know about. They are likely just trying to cover all the bases and protect themselves from the unknown. A home warranty (usually around $400) would cover you for the first year (and is renewable if you like it), and would cover anything the Inspector might miss or could not see (like plumbing in the walls that is about to let go!).
