Thanks to you all. Our MLS does have check boxes for Bank Owned and for Short Sale, BUT if the property has a court date and auction date assigned there is no way to know it from the listing unless the sellers agent tells us, and sometimes we don't speak with them but to a duty agent that might not know. I see many of you out there might be in the same boat. Thanks for the replies.

Long term rental is a rental for a year as opposed to a week. We have 20,000 homes here on the oceanfront that we rent to families on a weekly basis and we call homes that offer a 6 month or longer lease as long term. The others are called weekly or summer rentals. We do not offer any rental information on the MLS at all --- NONE. The weekly rentals are all done by vacation rental management companies and not through the MLS but through their own websites. Those owners who rent to people for a yearly lease have to use Craig's List or newspaper ads or private websites because the MLS only offers homes for sale.

Yes I pay for enhanced features. It is one of the priciest in the industry but it is still the biggest contender. I use it because I have a lot of listings and it is still the main website sellers relate to. If I only had a couple of listings at a time I would not be paying for it.
In term of lead generation, it is very weak IMO-
