USDA loans are a great alternative for many buyers who need 100% financing and are willing to live in areas a bit outside of city limits. The idea is to provide affordable housing to buyers and to help build up areas that might not be the first choice because of the distance from the city centers (i.e., Holly Springs, Clayton, Pittsboro, Wake Forest, etc...) I will tell you that there is a bit more paperwork involved with getting this type of loan but it is very much worth the effort if this type of loan meets your needs. I have helped buyers who have gone the USDA loan route and they have been more than thrilled with their decision to buy a home that they wouldn't have been able to do so otherwise. It appears you are from Montana and the North Carolina Lease agreement is specific to our State. There are raminifications for breaking a lease but they are state specific.

You've received the advice of many Realtors across the country. While that is helpful, nothing is more helpful than a real estate professional in the local area. I had an agent call me recently and ask me what I thought the home would rent for - without even pulling comps and describing the property I was able to tell him based on my experience with investors and the local area.

That is the added value of an experienced agent!
