Hi Buckise,
There are many homes available in the low to mid 300's. If you are looking for newer homes or new construction west part of Cary would be ideal. Also you should consider Morrisville. I just closed on a home in Morrisville that was built in 2007 and looked almost new with all the upgrades you want for $350,000. You can go to www.livingincary.com and enter your criteria for a listing alert, and every time there is a new listing that matches your criteria, you will get an email. Also you can sign up for Market Insider which will give you the demographic of any zip code or neighborhood you want. Let me know if I can help you in your home search.

At least you have a system in place. You want to always disclose any and all material facts as a seller and some buyers can be turned off by __________ (fill in the blank). That would not bother a lot of buyers I have worked with over the years. Opinions vary, but I would not worry about it.

Best of luck.

Generally speaking if the items are permanantly affixed to the wall they would stay with the property. Surface mounting, hung in the same manner as a painting or photograph, would obviously be treated as such.........
