Have you been qualified by a Lender already so that the builder does not have to run your credit. I would also like to offer you the ability to lock in today's low interest rate for up to 1 year depending on the build date with a one time free float down should the rate decrease. This will assure no rate spike or hike when you are ready to close on your home.

We acted as our own GC and they provided recommendations for electricians, plumbers, concrete folks, etc. We had an issue with the pump soon after it was up and running and they were responsive and fixed the problem right away. There are many communities; new and re-sale homes to choose from with children attending Panther Creek High School. Cary is not the only town feeding into the school; Cary, Morrisville and part of SW Raleigh.

If you are considering new construction, it is important to have a buyer's agent representing you. There is no additional cost to you for the home purchase. The builder representative is representing the builder, not you. In North Carolina you have the right to have buyer's representation.

I own a home built by Forever Homes and have been very happy with their product and their level of post-closing customer service. Toscana is in a great location in West Cary, bordering Thomas Brooks Park and the USA Baseball Complex. These are wonderful places to walk to and there is a path through the neighborhood that takes you there. There is not a community pool but you can join the Cary Park Pool up the street or you can put in your own pool because most of the lots are large enough. This is a growing area and there are several new communities going up right around Toscana. They include: the second phase of Hilliard Forest by Ryan Homes, the second phase of Green Level Crossing by Toll Brothers, Saxonbury by Heartland Homes, The Oaks at Highcroft by Pulte, Westvale by Amward Homes & Wardson Construction, Fryars Gate by Lennar, and Holland Farms by MI Homes. I also understand they are going to be building a new community across from Copperleaf. Clearly, there is a high level of consumer demand in this area.

I would suggest working with a knowledgeable local buyer's agent who can help you to negotiate the best price. With all of this competition out there it pays to work with someone that will represent your interests and get you the most for your money. I agree with Joe. All of the builders mentioned above are National or Regional builders. Pulte is the largest builder in the Triangle currently(2012). Green Level Crossing has two sections - Manors and Woodlands. The Woodlands homes start in the high $600s and go up to over $1M. It has sold well in comparison to other Luxury Home communities. It will be great when they finish the amenities/pool. ... more
