Depending on where in Southern wv you are referring too. I know homes for sale in Huntington Wv can be bought at 60k and finding one that is compliant with FHA isn't too challenging. You just have to stay away from foreclosures or short sales due to the timely process of the transaction and most the time, the repairs that will be needed on the house before the bank would loan on it. Basically, the house needs to be move In ready. You might want to try USDA too If you are looking to live outside of city limits. It too is stringent on the condition of home but it's also zero down. I think that at the very least, you will have to drag out your Contract with the Lender:
Whether it is FHA or not, the Lender may have included some verbage about Owner/Occupant.
You may want to contact the Lender, because if you don't and you rent out the house;
the Lender may be able to fall on you like a ton of bricks.
