My name is Amberle Farthing, Realtor with Keller Williams in Virginia Beach and also a real estate investor. I don't know if you have already made your decision yet but in my opinion this would depend on your personal finances.
Selling first so you have the funds ready and nothing is depending on anything else is wise. If your house ends up not selling as quickly as you hoped (this can happen for different reasons) you don't want to be stuck making double payments and get yourself into a bad financial situation. Better safe than sorry!

I would put my house on the market and start searching for your next house. When you get a buyer for your first house that's when I would start submitting offers to potential new properties.

You must have sold your home as a FSBO.

Trulia gathers data from REIN (mls). They also gather data from public records for those properties that were not listed with an agent.

Steven M ~ in-ground pool can add value but if specific to the neighborhood. For instance if other homes in the neighborhood commonly have a pool and your home does not an appraiser may deduct value for that. The flip side is if it isn't common to that neighborhood than it could be little value or neutral. How it is improved can impact the value. A local agent could certainly run comps for the neighborhoods you are researches and give you SOLD comparables with and w/o pools. That will give you a more specific answer ... more
