Fairfax County in general is one of the safest places in the world to live. While agents are prohibited from talking about the people who live in certain neighborhoods, they can speak to the houses found in particular neighborhoods.

22309 is found in the Mount Vernon District of Fairfax County. Homes here are among the most expensive and luxurious in Northern Virginia. In the same zip code, you'll find some of the most affordable real estate in Northern Virginia. Northern Virginia has a highly efficient market with well-informed and well-educated buyers and sellers. Generally the prices you see that are low ... are low for a reason. And the prices you see that are high . . . are high for a reason.

I live near Quantico and considering the very low cost per listing, it certainly is worth a shot. There are always those military buyers out there who will jump on it first - even before considering a more popular web site for an IDX feed. I never regretted it but can't say I got any significant leads from it that I didn't already have in place with conventional sources (Trulia, Zillow, etc). I wouldn't recommend you invest for a long term until you see results, though.

OK the market in Woodbridge has changed dramatically. If you see a home and the list price is $140+ and it's in good condition, you better believe there will be multiple offers. It's the same in Fairfax County as well. Also there are agents who have the contracts ratified by the owner and continue to leave the home listed as active. It's frustrating for the potential buyer as well as for the Realtor when the information is not up to date in the MLS.
I feel setting a low price when you know the home is in great shape is an attempt to obtain multiple offers because the potential buyer feels they are really getting a sweet deal. A lot of the sweet deals are dead and gone. If it's too good to be true, it usually is. Be in a position to bid within the market, work with a direct lender, put down large monetary earnest money deposits to set you apart and make sure your credit is in line.

No it is not unethical, but you should make your VA Realtor aware of this and make sure that he/she understands that you are also looking in Maryland.

Your current Realtor should be able to help connect you with a good Realtor in Maryland and they then could work as a "team" to help you locate a property.

The thing is to remember that people need to be paid for their time. That is how Realtor's make their income. So you want to make sure that whichever location you buy in that the 2 Realtors you work with get paid for their time. Often times they can split the commission or sometimes do as referals. There are ways to make it work. But be upfront and honest with both Realtors.
