The seller will most likely still pay the commission because it is built in to the commission as a whole unless (with this buyer agent contract) the seller refuses. In this case the buyer is obligated. Most of the time, the seller pays.
It is important to know and remember that unless you have this kind of a contract with a buyer agent, this agent's fiduciary responsibility is with the seller. This is so even though the agent is showing you listings. This is the law.
As such, the agent is not permitted to share information with you that you made need or want to know to help you make an offer and negotiate because they represent the seller legally.
If you are uncomfortable with the length of time, you can reduce it or sign it as per each house so that you are only obliged to the individual listings the agent shows you on a house by house basis.
An agent should have a CBR (certified buyer representative) credentials. They represent you and have your best interest in mind, fiduciary and otherwise and can negotiate the best deal for you, not he seller.... more

This would be a problem for the agent and the seller, but not the buyer. In most cases, the commission is posted on the listing and the closing agent takes care of this. If this is a for sale by owner situation, the agent should discuss this with the closing agent, review the settlement statement to ensure they were getting paid as per the agreement and get it resolved then.
If the deal somehow closed and the agent didn't get paid, they need to request payment and if they won't pay, they may need to pursue this legally.
Everything needs to be in writing and signed for the agent to win.

Harbor East is a good option, Little, Italy, Canton, Federal Hill. I also love Harborview Apartments. In my opinion waterview is the key, it will also have a high resale value.

I agree with you. The new construction over at Harbor East is definitely one of the top places to live in Baltimore City. There is also not much for sale over there. If you find something, the average price is between $300 - $400 per sq/ft.
