No, they will not provide you with any appraisals. Your purchase is most likely as is and with bank owned, you need to inspect it BEFORE making an offer s you can base your offer on what its value is repaired less how many repairs are needed to know what to offer. Once in a contract for HUD, you may lose your deposit if you do not close. Have your buyers agent go over it with you and if you bought without one, check with a lawyer ... more

Hi Jenifer,

I became familiar with NACA in NYC. Like most programs they have guidelines to follow in order to receive down payment assistance. Where do you want to buy? There are options available that could award you up to $25,000 in down payment and closing assistance. I'm well aware of these options and would love to discuss them with you and learn more about your needs as a buyer. Feel free to visit my site www.salemyhousenow.com or call me with questions 410-499-7279.

Thanks,

B, this depends on your current financial situation. Do you need to sell your current home to buy? Is your home already on the market?
Your reasons for moving would be a motivating answer/factor as well, to help you determine if you should sell your current home and maybe rent for a bit. Are you looking for a change in area?
Please let me know how I can help you further.
I have a lot of questions that I would like to ask to find out more what may be the best situation for you.
Thanks so much.
Sincerely,
Marney Kirk

In the last 6 months there have been 9 properties on the market in that community. The average sold price was $259,000 and there are currently 4 available for sale. I wouldn't say there are frequent opportunities, since it is a small neighborhood, but the average time on the market is running 120 days - so you can take the time to shop and compare and in this buyers' market get a great house for a great price. if I can help please call or email me. 410-258-8935/ rreeves@cbmove.com. ... more
