This is one very important question you are asking here! In my history of selling several hundred condos and coops, this very question comes up time and time again and I am always surprised how many people don't do the proper investigative work to make sure that the little "charmer" they are buying doesn't come with any hidden surprises! I have a few good (very inexpensive) attorneys that I have found to be excellent at deciphering the financial docs that I have grown to love over the years. The Trulia reference to this coop apartment seems to be in error...there is no #75 for sale. The only unit 'current' in this superlative building is the #36 unit, described below:

And, that does have one parking space included in the price. The monthly coop fee of $2,451 would suggest at square footage between 2,000 and 3,000; IE large, (like all of the units in this building).

There have been four sales there since December, 2007 at prices ranging between $1,375,000 and, a very large unit of some 6,400SF at $3,550,000 in June of this year.

The floor plans are all quite unique and I would be pleased to get them for you. It would also be my pleasure to send full details and to arrange a visit.
