I agree with you, rent is outrageous, but landlords can afford to ask for high rents, because student rentals are in such high demand in the area. If you need any help finding a rental for your son, I am a realtor with Keller Williams in West Chester, and would be happy to help you! My email is ncarollo@kw.com

My roommate and I love our apt but are looking for someone to sublet our lease as we want to move closer to our job in Exton. It is a mall but comfortable apartment for two students of West Chester University. 1 1/2 blocks from campus!!! Kitchen has lots of cabinet space, stove, sink, fridge, built-in microwave, and garbage disposal. Living room comes with sliding glass doorway to back porch and large HD flatscreen mounted on wall. 1 bathroom and 1 bedroom big enough to comfortably fit two full-sized beds. Internal heat and air conditioning with self-adjustable thermostat. Laundry facilities on site. Courtesy internet provided. Plenty of closet space, wood floors, lots of windows. No pets :( Street parking available with $25/year permit. $655/person per month (much cheaper than affiliated housing on campus). Available immediately for one student willing to pay full rent, or two students to split rent. Please contact Jasmine via e-mail if interested. To clarify, the total monthly rent is $1310, but, when divided by two students, is $655. ... more

Rob Pileggi answered:
Hey Victoria! Student housing supply is really tight right now in West Chester. Everything in the Borough of West Chester that is listed as a "Student Home" is rented for next year. I'm working with a client right now that has a daughter at WCU and they are trying to buy a home for their daughter and friends to live in. A few things to keep in mind... West Chester Borough only allows students to live in "Student Homes."
The list of addresses where students can live is here: http://west-chester.com/studenthome.php

Surrounding townships have recently banned students from living there. For example, neighborhoods South of Rosedale don't permit students. Westtown township does not regulate student homes. Let me know if I can help. Good luck with your search!

Try checking out the West Chester University off-campus housing service that is operated by Places4Students.com.

You can find the WCU off-campus housing page here: http://bit.ly/H60COS

Most of the rentals tend to be fairly close to WCU since this page is specific to student rentals. The Google Maps will show you the approximate distance to the school if you're unfamiliar with the area.

Your best bet is checking out the West Chester University off-campus housing page here: http://bit.ly/H60COS

The properties listed on this page are specific to student housing, meaning you know they are actively searching for student tenants. The amenity icons on each listing will indicate what type of parking is included, but to be safe you should always ask the landlord / property manager.

You'll notice a lot more listings will go up as you near closer to the next school year / busy student renting season.

Rob Pileggi answered:
I have heard of Realtor's pleading dog owner's cases for them... Most properties on the MLS that are for rent ask that they meet the pet and approve them before letting them rent. If they are trained dogs, I'd have your Realtor look for properties and talk with the owners to see if they'd allow it. Chances are you'll have to pay a bit extra in a security deposit.... ... more

What you are looking for is not easy to come by.Depending on how much you want to spend will determine walking distance to WCU. If student rentals are what you seek, even more scarce. I know of 2 places under $1800 walking distance to town.

Contact us and we will email you a current list.
