I have a 2-bedroom condo available for rent. It is at Goshen Commons. 750 E Marshall Street, APT 502, West Chester, PA 19380. 2 beds 2 full baths. I have bought the place on February 2016. It is currently under full renovation. Brand new kitchen, flooring, paints, etc.

I expect the renovation to be completed mid-June.

There are some good reasons why a seller agent may not want to be present in a walk thru or tour of a property. First it is not a good sales strategy. Agents (especially sellers agents) are not the catalyst that makes the sale. They have little to offer a buyer who wants to see if they like a house.

Second, the seller agent does not have a recognized client relationship with the buyer. They interactions are more relevant to dealing directly with the seller.

All that being said, a sellers agent cannot hide from a member of the public. The real estate commission (Pennsylvania) requires that a sellers agent be known and the sellers broker also needs to be identifiable. They need to be reachable with thru a phone number that is on every sign, business card and brochure.

if you need to communicate with the sellers agent they are available. They may refer you back to your own agent to have a professional dialogue...but you can't insist that they are present for a showing.

Hey Victoria! Student housing supply is really tight right now in West Chester. Everything in the Borough of West Chester that is listed as a "Student Home" is rented for next year. I'm working with a client right now that has a daughter at WCU and they are trying to buy a home for their daughter and friends to live in. A few things to keep in mind... West Chester Borough only allows students to live in "Student Homes."
The list of addresses where students can live is here: http://west-chester.com/studenthome.php

Surrounding townships have recently banned students from living there. For example, neighborhoods South of Rosedale don't permit students. Westtown township does not regulate student homes. Let me know if I can help. Good luck with your search!

Then you do not have a contract unless you accepted their last counter offer with the 30 day requirement. Am I reading it wrong? If they did not accept your closing timeline then they countered your offer. To be safe, plan on closing in 30 days or less. Don’t use a lender that is taking 45 to 90 days. Good luck,
