There are people who offer 100k below list price. It depends on whta they are asking for it. I sold a house listed at $460k for $400k.
When you make an offer, it is a good idea to have your agent write a note saying how you came up with the price. When I am a buyer's agent , I write saying my clients are qualified and love the house but they want to offer x because if they went higher they may buy another property or I explain the comps that support the low price. You need a buyers agent who will present your offer.But if you offer too low sometimes the seller may not counter the offer if they are not motivated. Shaun, I am aware of a lender's auction coming to the area. Please email me privately and I will send back the details that I have. This is an auction that you will need to pre register for to attend. The properties have specific open house dates so you are able to physically see them before deciding to bid on them. I focus my business on working with investors and they find these auctions to be worth while and a less risky and more productive than sheriff sales. Hi Shannon.. I was wondering the same thing.. It just so happens that they just want or need to move.. I have a client looking that the 179k one on Pawling.. There is one for 199k that just went up for sale across the street.. Both need some work but there are two on the same street that are in move in condition but priced higher.. Its a great street. I believe both the ones I mentioned are vacant as well.
