Hi Angela, as both a Realtor and a home owner, I can feel your pain! In 1996 - the peek of the last Buyer's Market in Massachusetts, my husband and I ( not in the industry at the time) were more than anxious about getting out of the rental spiral of doom and starting a real life. We thought our credit was passable - if not stellar, found the house of our dreams, and soon were faced with the dreaded reality that our credit scores were NOT good enough. It broke our hearts to loose "our house" - but after nursing our wounds for a few weeks, we got in touch with a great loan officer who coached us on how to improve our scores. It took another year before we had improved our scores and save the cash, but there is no better feeling (except - perhaps - becoming a parent) than when you receive those first set of keys to YOUR house. It took us a lot of sacrificing to make the payments the first few years - macaroni and cheese dinners and hot dogs were the weekly menu - but 13 years later - even in this down market - our house is worth more than twice what we paid for it - and we can't put a price on the good this move did for the emotional stability of our family. As the other pro's have mentioned - set your goals, team with an experienced professional who will take the time to coach you on the changes you need to improve the scores, and also - throw in some faith - it never hurts to believe that you have the strength to improve your life.
