Here's my input on your questions above:
1.) I've seen significant flooding happen on the turnpike entrence and by MaGerks up the street. In terms of flooding in the development, the elevation is very high, and there have been no issues anywhere in the development.

2.) I was very nervous about the noise prior to moving into my house. Let's be honest, the property is close to the turnpike & the train. The septa train really isn't a concern from a noise perspective. The highway noise would depend on where the townhome is located in the community.

I really enjoy living here, we have great neighbors, and are in a wonderful location.

I would highly recommend living in this community.

I agree with Tim and have done short sales. In Montgomery County that information is available FREE to the public! You can get it by going to the county website. There are a number of steps to go through but it is there and it is FREE. It will also tell you at what point in the process they are at. Just be sure to check the do not call/mail list.
It maybe a difficult time for the homeowner but that doesn't mean they wouldn't appreciate knowing what their options are! You also have to make sure that they are willing to work with you. You need to get a lot of personal financial information up front and it can cause delays or deals to fall through if they keep information hidden from you.
