This could have been addressed when interviewing which Realtor to use in the beginning. You should have a list of all the important and hard to ask question when interviewing agents for the job of selling your home. Ask them to provide you with at least 3 references of past clients and go over those issues with their references. You can weed out the bad agents by asking the right questions and doing a little research before you hire them. Don't just choose the one who's sold the most homes. Check out sites like AgentsPresent.com where agents compete for your business by presenting their marketing plan, communication method, past clients for verification and estimated sales price of your home all before you reveal any of your contact information. You've pointed out some positive aspects that it has. However it doesn't sound as though you have compared it with similar recently sold properties to determine if it is overpriced or if its a bargain. Has your realtor pulled any comparable properties that have sold recently to compare it with. If you are looking for a property to purchase that implies you need a place to live. Or will it be purely an investment that you will rent out to someone else. If you are going to live in the property alone than 2 bedrooms should be adequate; however many people buy homes with no les than 3 bedrooms and therefore when the time comes to resell it may take longer. Hellertown is a nice area. It tends to be a little bit rural- small townish but it's nice. I guess a lot depends on what you are looking for. It is close to route 78 which is a quick commute to New York or Harrisburg. It has some nice Parks within a short drive away like Nockamixon State Park.
