I thank you for these question, and I love the Idea of the seller with sellers agent , takes appointment from buyers agent to make sure buyers agent presents it to the sellers personally ,I have been in these business long enough and seen many agents refusing to show the offer waiting for a double wammy.
and they make sure they are the ones that choozes who, will get the deal of course, needs to be a super qualified buyer,

I LOVE THE IDEA OF PRESENTING THE OFFER TO THE SELLERS MY SELF .TO MAKE IT FAIR AND PRESENT IT ,MY SELF AND KNOW THAT I DID THE JOB FOR MY BUYERS,
THE LAST OFFER HERE IN HAWAII I PRESENT IT THE OFFER TO THE SELLERS ACCOMPANIED OF COURSE BY THE SELLERS AGENT AND HE NEVER NEVER EXPERIENCE SHUCK A WONDERFUL THING ,THE SAID IT TOOK THE BERDEN OF HIS CONTIENCE AND HAD THE SELLER MAKE THE FINAL DESITION,

MY BUYERS WERE EXCITED ,THEY SAT IN MY CAR WHILE I WAS IN THE SELLERS AGENT OFFICE PRESENTING MY BUYERS OFFER AND MY BUYER KNEW NOW THAT I DO AND DID PRESENT HIS OFFER DIRECTLY AFTER THAT WAS THE SELLERS DESITION NOT THE SELLERS AGENTS DESITION.. MY CLIENT GOT THE HOUSE, AND IF VERY HAPPY IN THE HOUSE, AFTER HER WORKED WITH DOZENS OF AGENTS AND HIS OFFER WAS NEVER EXCEPTED, AND MY CLIENT ALSO ALWAYS SHARED THAT I BET MY OFFER IS NOT EVEN [PRESENTED, BY THE OTHER AGENTS ,
WOW WHAT A SMART BUYER, MY BUYER TOLD ME AFTER HIS OFFER WAS NEVER EXCEPTED HE AND HIS WIFE DROVE TO ALL THE SELLERS AND ASKED THEM IF THEY EVER SAW THERE OFFERS AND OUT OF 12 PROPERTIES THEY HAVE BEEN POORING OFFERS IN
AT LEAST 9 TOLD THE BUYERS NEVER SAW YOUR OFFER ,BECAUSE THE BUYER ALWAYS HANDED HIS AGENT WITH A LETTER FROM THEM WHY THEY LOVE THE HOUSE. AND THAT IS SOMETHING A SELLER WOULD OF REMEMBERED THAT LETTER,,,, MORE BUYER SHOULD DO THAT. AGENTS WOULD BE MORE APT TO BE HONEST. O

The seller does not have to do anything. But it would cover the broker in the event of a dispute. For instance, if there are multiple offers or if the buyer does not trust that the seller's agent is presenting the offer because that agent may have his or her own buyer. Of coures, that would be unethical. It is a good practice as a buyer's agent to request and also good practice for a listing agent to advise a seller to sign in case a dispute arises. ... more
