I think that I'm not alone when I say that having a debt-free home is a blessing. It took a lot of work, but I needed to do it to feel at peace. I'd be very reluctant to separate from my home. I feel such a strong sense of love for it. It's my home! I'd prefer in home care, but I'm not sure I'll have the funds.

Hello, If you qualify based on income and you have the funds needed to purchase , getting your score up shouldn't take you long at all. You may have to just pay the card down and pay down some other debt and your score will rise again. I'd be happy to help if you need me.

Foreclosures can take quite a long time in some cases, especially if the owner cannot be found to serve the notice or if the process is extended by a bankruptcy. Best bet is to try to track down the owner and arrange a voluntary sale. Be sure to ask about all the mortgages and other debts against the property, just in case the home is worth less than what is owed. Second mortgages and other liens can cause problems. Get written estimate and ask for approximate date the work will be finished.
If you are handy and can do the work your self, go to local Lowes or home depot and check the price of materials.

If you are looking at homes have your agent call the listing agent who will ask the seller if they will consider it. It is upto seller and listing agent to negotiate the commission.Some sellers are considering lease options if the house has not sold.
If you try to rent to own make sure you have a good attorney look at the paper work.

As an agent that services both areas, I would have to say that many people feel as you do. However, you should purchase in the area that best fits your needs, both now and looking towards the future. Once you decide what area is best for your lifestyle, you can start to narrow down your choices and analyze value.

It sounds like you are looking at the market pretty closely to evaluate what is available. A good buyer's agent, as part of their services, will also look at recent comparable sales, not just homes for sale. This is a better indicator of what a particular home is worth, not the asking price. A home that has been for sale for an extended length of time is most likely priced too high for the market...those that are priced right are gone before the casual buyer gets to them. That said, though, value is still in the eyes of the buyer that finds the perfect house to fit their needs.
