When you say you accepted a contract I'm presuming you are the Seller and you agreed to and signed an Agreement of Sale with a Buyer.
If you agreed to a contract the Buyer presents a check to be kept in escrow by his or her Broker as Earnest Money aka Hand Money (among other documents.)

Hello Chad, I suggest looking in your sales agreement for the deadline date for both buyer and seller to reach an agreement. If your agent put a short date in there, perhaps it has expired, making the offer no longer valid. If you can't get a response from the agent, you might have your agent call the agent's broker. I've seen cases where the offer was too low and the agent/seller didn't feel it was worthy to spend time on a response, but a response in any event would be the courteous thing to do. ... more

It depends on what kind of contract you signed with he agent your working with, and the rules in you state. Google them, and look at your agreement you signed.

If the agent helped you find the place they maybe entitled to compensation, or it can be agreed they are compensated. If not then they maybe out of luck...

If they are an ethical agent it won't matter to them, only that you found your dream home and they get the satisfaction they were able to help you in the process! Thats what being a Real Estate Agent is all about at the end of the day!

You will want to verify prospective tenants' credit because not everyone will make an ideal tenant. Collect your monthly rent in person and in cash to avoid bounced check fees.

Things that tenants like: non-busy street, remodeled interior (kitchen, bath, flooring), air conditioning, a place to do laundry, parking for guests, as well as themselves. There are many tenants out there that like pets, too. If you agree to this, charge an extra security deposit and a slightly higher rent each month.

Most of what an inspector is looking for are safety issues and code issues. The lenders are the ones I would be most worried about, they will pick apart things as simple as peeling paint even on homes built after 1978.
As a seller it is best for the inspector to find things that could cause harm or financial loss for the new owner. For example if the home inspector overlooks the GFCI in the bathroom not wired correctly and the house catches fire. Guess who would be in a lawsuit. That right, the inspector and possibly you the seller. No matter what the inspector finds the safety issues are the best things for any seller to agree to repair, keeps your pockets full and your conscience clear in my opinon. On another note a home inspection is not like a vehicle inspection where it will pass or fail. It is for the new owners to know what they have to fix or what they should be aware of as far as safety, structure and hazards. if the company is just making things up though, I have never had an inspector do that and I would know if they did because I read the building codes book all the time to keep my clients safe.

As the originator of a normal contract, the buyer usually specifies within the document the period of time the seller has to respond to your offer. As previously mentioned, under normal circumstances, 24 hours should be an ample amount of time for them to respond to your offer.

On the other hand, if you are dealing with a bank in a short sale or foreclosure there can be little regard on their part for buyer established deadlines.
