My NC Homes Team answered:
Unfortunately a seller can respond or not as they please. Your offer should have an expiration date and time, offers should not be open ended. My take away is that the seller and/or their agent are playing games trying to see if they can't get additional offers. Whether you decide to play along with them is up to you. If you wish you could have your agent resubmit your offer with the caveat that the seller has 24 hours to accept it or counter, after which you are pulling your offer and will no longer consider the property. Ultimately it's up to you to decide how much jerking around you're willing to accept from the Seller and how badly you want this particular house. My own experiences (25 years worth as a top producing broker) is that when one side or another starts off playing games, it's an indication you're going to be working with real jerks. ... more

For a new agent, even before considering marketing - POP is essential.
Before you go out into the masses you gotta have POP.
POP is the "Power of Preparation"
1. Know the value you bring that deserves a homeowners hard earned equity. Be able to convey that value without using realestatese. This is essential for your basis of being a solutions provider.
2. Know your local market! Value communities especially. Know the # of sales, # of listings, where sales are occurring, what is the discount average and by all means know how to assess value.
Now you are POPped!

Now, to tap into the 90 day market, GO WHERE THE PEOPLE ARE!. Just need a name badge with the ReMax balloon and the words, "Ask me about the market" To this question there is only one right answer and it's exactly the marketing opportunity you were seeking. The answer is: "As it has been for decades real estate is local, local, local. I would be happy to prepare a value for your community. Where do you live?"
From this beginning, you open the doors to qualify their motivation and explore WHO THEY KNOW..
