The market determines the "value" of the home. You and your agent determine the "asking price". Buyers determine value by comparison shopping. They take a look either in person or online at all the homes they can find available in your price range. They analyze the features and benefits of each and determine based on all of the prices being asked what the "Value" of the home they want to purchase is. They have different reasons for the values. The cities are not doing appraisals and are creating assessed values for taxation purposes. These valuations are not reliable for buying or selling.
Sites like Trulia, Zillow and others offer Estimated values based on more up to date sales and public information. These values are interesting, but again, they are not reliable for decision making. No one from any website has toured your home, seen your updates or the need for some.
If you need to know an accurate valuation for buying & selling, talk to an outstanding local agent or two. We will produce a market analysis based on the most comparable sales in your area and give you a more precise idea of your homes value.

You cannot post a For Sale By Owner on Trulia. There are several other web sites on the Internet that do allow you to post though. Only a Realtor or real estate agency can post listings on Trulia. ... more
