The Seller's concession is when seller pays part or full amount of closing cost for the buyer. However this name is still being used and seller will allow the buyer to borrow the closing cost from the bank with the mortgage as long as the house will appraise. The seller will only get the net amount not the contract price.
For example, the seller accpted $300,000 (net amount), the buyer needs a closing cost of 5% ($15,000) which is $300,000x5%= $15,000,...($300,000+15,000=$315,000) the contract price is $315,000 and it has to appraise. This is the amount the house is being sold for but the seller's net amount is only $300,000.
The short sale listing/ home bank do not allow for seller's concession, the buyer must have their own closing cost available.

Before you do anything, please contact the Brookhaven Town 631-451-TOWN and ask for Zoning Department, they would need the information such as ...Section, Lot, Block, District, name of Land Owner..The Town code has become very strict, they would be able to tell you the Zoning, the size of the land require to build a property, and how many square feet of building or the size, etc questions...
Also if you call the Realtor in the area, they would be able to give you some idea of Land Value and what, where and size of the building can be build.
