The cost of maintaining pool varies. Best bet is to call local swimming pool service to get accurate estimates for pool maintenance. To remove pool you will need permits, cost 7000-15000.

Hello. It is probably easier to discuss various construction types verbally, since I am not certain what you want to know specifically. There are many construction types. As for your second question, depending on the style of the home and whether or not there is a basement, might determine he cost efficiency of converting a carpeted floor (what is under it slab or plywood for example?) to a good hard wood floor. They likely can be easily converted though. What are your plans once you put in the new hard wood? Will you be covering them up?
Any questions or if you want more details, please do not hesitate.
Thank you,

Looking for a property can be much easier than you may think.

I would be happy to provide you with a FREE account on Listing Book so that you can easily control your own search with very little time invested.

LIsting Book connects to the Multiple Listing Service and will tell you, based on your search criteria, what is on the market; will notify you immediately when something new comes on the market and will also let you know if a property out of your $ zone has a price reduction into your search criteria.

Not only is it free, Listing Book does not obligate you to any one Realtor; work with whom you choose.
I will need very little information; first & last name, email address, price range. You can enter the rest of the information yourself when you log into your account.

though, i'm just a home buyer like yourself, i've done a lot of research on homes and went on numerous inspections. as some people mentioned above, the first two things that were listed on there are quite minor...

my biggest issues were the fact that you had areas of mold and humidity in the basement. as a parent who has kids, that is a major issue for me, and i would not buy a house that wasn't treated and given a confirmation that this mold / issue was taken care of by a professional. you don't want yourself nor your family to breath in mold or any other toxicities

the only way that you will have leverage on the first 2 items is if no other offers came in, and the sellers are desperate to move and need you to buy in order for them to afford their other property that they may have bought. if that is the case, it doesn't hurt to ask...what's the worst they can say? no? the best would be YES, and you can get something out of it.

Good luck

Sha Lu,
Your question is a good one—Would a Seller’s offering of a financial incentive to a Buyer make a difference in this market? Based on my own experience and observations, I would have to say it does. I’ve seen it happen.

Of course, the home does need to be priced right compared to its competition. That’s a given. An incentive is NOT a substitute for a competitive price.

However, if a Buyer is comparing several similar (and similarly priced) homes in a market where there is a large inventory, the home that offers the Buyer an opportunity to save additional money will stand out from its competition, and will have an edge.

Yes, the county property tax can be reassessed. If you property value has dropped significatly but your property tax has not changed much, you can file to reduce the tax with county. I know people either hire a real estate assessment consultant, or contact the county assessor's office directly or go in front of a judge yourself. Nassau county is already in the process of reassessing property values in some areas for 2009-2010, 2010-2011 school year. ... more
