I'd definitely suggest getting help from a professional for this. I know that it can be very difficult to accept that, but it's definitely better to pay a little extra money to get the work done right than to save that money and potentially mess everything up. I've made this mistake too many times, and I hope that other people can avoid my mistakes.

Anytime there is a question about canceling a contract, you need to contact your Attorney. Canceling a contract may cost you a lot of money.
Apparently you really like the home to have made an offer to purchase it. In my opinion, I don't think the range of years that the house was built will have much of an impact on a price. If it passed the inspection and the appraisal was fine, then you probably should not worry.
Make the house your home.

Contact a local Realtor to determine the current market value of the home. Remember the home has to sell 2 times. Once to the buyer, second to the bank. From my past experience, some buyers will not purchase a home on a double yellow no matter what the price and other buyers don't mind living on a street with a double yellow line because they like the fact that there is always activity.
The most important thing to remember is to get qualified prospective buyers into the home, and to get feedback from them.

The best way to get accurate information is to speak with a Realtor so that they can compare recent sales in the immediate area with homes that are similar to yours. Even though there are comparable homes, no one has a crystal ball as to why a home doesn't sell when it seems to be priced correctly. The price is often set by what the buyer is willing to pay for the home. HHH is includes the following towns: Dix Hills, Melville, part of Deer Park, part of Wyandanch, Wheatley Heights, small part of Farmingdale, small part of East Northport,

We have a district map in our office to help you determine the exact elementary schools, middle schools, and high schools the homes are in.

If you let me know specifically the type of home you desire I can help you locate homes for sale. There are condos, townhouses, single family homes in the areas I described above. Prices range from $300k to over $2 million.

SHORT SALE - If you must purchase a home before the school year I do NOT recommend buying a short sale. It is a very long process that I would be happy to exaplin to you on the phone.

Your median selling price is 276 in 11746. That zip code includes Huntington Station and Dix Hills. Dix Hills is definitely and unequivocally out of the question. But there are many homes in the Huntington Station area that fit your criteria. If you are out of the area, you need to hire a good Buyers agent that works for you and not the seller. This way you will have more questions answered truthfully and will be given good resources to answer questions which you may have that no realtor can legally give to you.

As Anna said below many of the homes that are listed as "pre-foreclosure" aren't for sale. These are generally homes where the owner has missed a few mortgage payments and the note holder has filed legal paperwork. There are other ways to get deals rather than waiting for a house to be foreclosed, that in all liklihood won't be. Contact a buyer's agent, that should be paid by the seller but work for you. Then you have your own professional agent working for you, but costing you nothing.
