It's absolutely possible. But it depends on several things. I often run into scenarios were a homebuyer was unable to obtain a loan from their previous mortgage company. By the time they got to me, they had contracts, title and pretty much everything I would possibly need. From day 1 it was a matter of my bank processing and underwriting the loan, which believe it or not can get all done within 2 weeks.

If I meet with a buyer who just found a property an is about to place an offer, it can easily take 4-5 weeks. Consider a week or so between the time it takes to submit and accept an offer, to fully executed contracts. Then an appraisal is ordered, by the time the report comes in several days have gone by. Then your waiting on title, etc...

Your broker owns all the listings not you so when you leave....you leave them with the broker. You can always explain the family relationship and request a release from your broker. This varies by task, but usually mapping can process a simple split or combine between 1-4 weeks depending on the workload. It may take 3-6 months to be processed by the whole office. It just depends on thier work load I have seen it take less and I have seen it take more.... ... more

I suggest you contact an appraiser in your area and ask them. A lot will depend on the lot size and how the pool interacts with the house and the homes near by. ... more
