No, if you're putting less than 20% down payment, you're going to get what's called a full review. This means that ANY lender you go to will need to document the condo's current budget and it must meet Fannie Mae standards, which state that the condo must be budgeting for 10% reserves of total operating budget. There might be a couple lenders who portfolio loans where they can do unwarrantable condos, but there really are not many of them

I suggest you either look for a condo who does meet these standards (which can be difficult depending on where you're looking), or try to come up with 20% down payment, in which case your lender will be able to do what's called a limited condo review. In this limited review, such budgets would not be an issue.

It depends on the community where the condo or Co-Op is located and the services they offer for what they charge. Keep in mind that these fees is used to pay not just maintenance but also other items such as Propert Taxes and Fire and Liability insurance. I have a Co-Op listing here in California for less than $150k, but the monthly HOA is $700 which includes in some casses housekeeping, food delivery, hourseback riding, and other services because it is a community for 55+. ... more

I have a one bedroom Condo for $189K common charges are only $249.00 a month (includes: heat, hot water, cooking gas). You pay your own electric. The apartment has been updated with a renovated kitchen and bath. Also, there is a terrace as well. Its a garden building - total of 6 apartments in building.
