You need to expand your search. If your income is $77,000. and you have good credit, you should be able to find a rental without LINC in the Bronx, Staten Island and parts of Queens. You can also rent in better neighborhoods than Bed-Stuy & Crown Heights. Some good neighborhoods in the Bronx - Pelham Parkway, Allerton Ave., City Island, Eastchester Rd., Cruger Ave., Williamsbridge Rd., Bronx Park East, etc.
I would also try Nassau County. Your LINC voucher won't work but on a $77,000. income, you should find a rental that is affordable.... more

One looks around the area where you are to see what others are paying and then the owner decides to ask for an amount. If 100 people apply then they know they asked to little. You may find it in Crown Heights, that some will market as Prospect Heights.
Other areas to look is Prospect Park South & Ditmas Park or Sunset Park. All have good subway lines and some great apartments.
