You need to expand your search. If your income is $77,000. and you have good credit, you should be able to find a rental without LINC in the Bronx, Staten Island and parts of Queens. You can also rent in better neighborhoods than Bed-Stuy & Crown Heights. Some good neighborhoods in the Bronx - Pelham Parkway, Allerton Ave., City Island, Eastchester Rd., Cruger Ave., Williamsbridge Rd., Bronx Park East, etc.

I would also try Nassau County. Your LINC voucher won't work but on a $77,000. income, you should find a rental that is affordable.

You may find it in Crown Heights, that some will market as Prospect Heights.
Other areas to look is Prospect Park South & Ditmas Park or Sunset Park. All have good subway lines and some great apartments.
