If your landlord is trying to sell the building should not affect you as long as you have a lease the purchaser has to honor the lease until it expires at that point you have to request a new lease and there are certain laws in place that protect the tenant of how much a landlord can increase your rent. There are other factors that can have an effect on increase and what a landlord can do I suggest you go to NYC website

If the quality is there for a reasonable price, word of mouth will get out and make your business grow. You could also offer it to businesses for their websites. ... more

Yes its fixed your interest does not change. Your monthly payment can change if your property taxes are included and they go up, your monthly payment will be adjusted accordingly.
