No. You will need to post your home for sale on Zillow first. Zillow and Trulia are the same company (Zillow Group). Your listing will sync to Trulia within 24 - 36 hours. You will need to log in to Zillow, claim your address, then follow the instructions to list your home for sale.

BEWARE: Realtors who pay monthly advertising fees to Zillow and Trulia will have their pictures posted on your listing. Their monthly fees allow them to appear on For Sale By Owner listings. If you are not listed in the MLS system (www.hgar.com - Hudson Gateway of Realtors), both Zillow and Trulia have a default agent that buyers can submit a Contact form to. When realtors get a lead from your buyers, they will tell these buyers that your home is NOT for sale - simply because it's not listed in the MLS system. I'm a recently retired realtor and this was how we were trained. Briefly, it means why should a realtor help out your buyer when we are trying to make a living. If the buyer contacts us, we have every right to show "your" buyer listings in the MLS and tell "your" buyer that since your home is not listed in the MLS, it's not for sale.

One option you do have - you can Google "Flat fee brokers" for Rockland County. A flat fee broker allows you to post your listing in the MLS system for a small fee and you are required to pay a buyers broker a commission (about 3%). The benefit to you is you save the other 3% by not listing with a full service broker. You will be in charge for everything - marketing, negotiations, contract, deadlines, disclosures, etc. You're still selling by owner. The other benefit to you is once your home is listed in the MLS - www.hgar.com, ALL realtors will mention your home to buyers.

Hi Flounder,

You should be fine but without knowing your current monthly debts, how you "earn" your money & how you file your taxes this pretty much just speculation.

This is why it's so important to go through the pre-approval process where everything is reviewed up front.

Take a look at the recommendations from some of my past clients on my Trulia profile by clicking the link below my phone number.

Please feel free to contact me for more information or help.

This needs to be fixed later when i bought home, Similarly he did not mention about insulation which also needs to be fixed. Is the Home inspection, just a standard out dated process?

you need to talk to a local handyman/contractor to get estimates - ask your agent for a referral.

be mindful of your contract deadlines, the first thing you may need to do is get an extension on the inspection period.

you can also ask the seller to repair or provide you with a credit to cover the repair costs.

Sure do, Treetops phase 1 includes utilities & is truthfully you will probably get for a lower price but probably not justified in the HOA fees. Please let me know if you need any guidance as I have been in Real Estate for 14 years. Allan

A Bi-Level is probably best to retrofit to a Mother/Daughter situation. Many homes can work or even buting a 2 family home that can be "good to go"! Need help, let me know. Allan

I think combining two bedrooms into one is a great idea considering you still have 4 other bedrooms! Buyers want a nice sized master bedroom, with a bathroom and big closets!

I think it is better to have a bigger master bedroom then to have that extra room! Once again considering you still have 4 other bedrooms available I think it is safe to say the house has plenty of room!

Buyers like nice sized rooms in general, bigger is always better!

Good luck!

Jack, The siding you are referring to is a composite and does not have to be removed. Any damaged areas could become friable but this can be easily remedied. For any further info, contact me anytime....914-419-8442.

As far as your question pertaining to price per square foot. It ranges from $130 to $240..average around $200.... but there are many factors that determine this. Style of home, Condition, lot size are just a few. Again, call me anytime and I'll be happy to persue this in more detail. Best to you...John

Hello, In answering your question about FICO scores for a short sale. The average score is impacted about 50 points as opposed to foreclosure which will lower one's FICO score by about 200 points!! The Promissory note is a formality but acording to local Attorneys in this area they have not seen this enforced in Rockland County at this time. May be late but hope this helps.
