NEVER use the listing agent to show you a home that is listed with that realtor. The seller hired that realtor and the realtor has a fiduciary responsibility to the seller. This will hurt you when negotiating for that property.

You need to have your own buyer agent. Were you comfortable with your previous realtor? Was that realtor responsive to your questions? Available? Communicate quickly? If not, you can seek a different agent. If yes, use that person again.

FYI - I'm a recently retired realtor in lower Westchester and worked with buyers in New Rochelle. I currently deliver for Meals on Wheels in New Rochelle, so I drive all over zip 10804. If you have any questions, feel free to ask. Since I'm no longer active in real estate, I CAN answer questions that realtors are prohibited to answer. Example: questions that would violate Fair Housing laws.

In the 10804 zip code, if you have a house, it would be better to sell in the spring as most families don't want to disrupt their children's education. If you own a co-op or condo, it makes no difference and you can sell anytime of the year. Selling real estate is a 365 day a year industry so there is no bad time to sell. The only challenge that will make selling difficult is during the winter when there is snow & ice on the ground. ... more

It is important to understand that days on the market as reported by the Multiple Listing Service includes the 60 to 90 days that is usually takes to close on a property once a contract of sale has been signed. There are some houses that sell quickly, even in this buyer's market, because they are priced correctly and therefore perceived as good value by buyers. However, in general it is taking longer now to achieve a contract of sale than a few years ago and inventory is continuing to build. Having an agent who understands current trends in marketing strategies and an agency that has invested in marketing tools for the current, internet-based market are also keys to successfully selling your home. There are buyers out there, thought definitely not as many as there were, and interest rates have never been lower, so iof your home is priced correctly days on the market should not be signifiacantly longer than in previous years. Overpriced homes, however, can sit for a very long time, and many of the homes currently on the market have not adjusted in price to accommodate the realities ot our market at this time, ,and therefore are languishing for many months. Banks are being very cautious right now as they have been burned in being too lenient. I suggext you go to Wells Fargo which is financially the healthiest of the mortgage lenders.
